UPDATE! The owner has raised the asking price back up to the original 3,200,000 baht, as the venture now represents greater value for money. The restaurant has been completely renovated, with a glass frontage and the addition of a waterfall. It has also been freshly painted throughout, and a new lease has been secured until February 2010, at a monthly rent of 17,000 baht; an even longer lease could be secured if the rent were to be paid annually up front. He established the business almost four years ago, near Bophut Beach, and has built the endeavour up so that annual receipts of 1,800,000 baht are now producing profits of 1,100,000 baht. Only a short stroll from the beach, on the main road, the two storey restaurant measures 175 square metres and seats 25 customers; there is also an apartment upstairs that can be used for owner accommodation. Monthly rent is only 7,000 baht, with a lease that runs for more than two more years; this lease is then easily extendable, or a new lease contract can be drawn up for a period of either three or five years. The owner is keen to do business, and will accept only 50% of the asking price as an initial investment, with negotiable owner financing to cover the balance. This establishment is viable from day one, and has a well equipped kitchen that includes five fridges, a freezer, two ovens and a microwave oven. The new owner will also acquire two television sets, a DVD player, sound equipment and a barbecue, along with all the furniture and bakery equipment needed to continue operating. The business currently operates with only one employee, who receives a salary of 5,500 baht per month.
