UPDATE! The owner has reduced the asking price, from 5,000,000 baht to 4,000,000 baht. He has just secured a new 12 year lease contract with the Land Office, which entailed paying key money of 200,000 baht and rent in advance for the first two years. He will offer the first six months rent free for the new owner, and then for a price of 5,220,000 baht, the new owner will have no rent to pay for the first two years. The new asking price of 5,220,000 baht consists of 4,000,000 for the business, plus rent of 1,440,000 baht (24 months x 60,000 baht) plus 200,000 baht key money, minus six months rent free (420,000 baht) BKK11275G - This Hua Hin European Restaurant was only established nine months ago, but is already making good earnings. Predicted financial results will see profits of 1,800,000 baht coming in from receipts of 5,500,000 baht in the first year of trade. He took on this business as a fall back business as he believed his other enterprise was due to be torn down. He is now struggling to manage both restaurants, and must sacrifice this one; his other business is nearby however, and he is keen to offer help to the new owner for up to six months after the handover (he has a top class European chef who can also help two days a month for two months). The menu is high class, with good mark-ups, and is proving highly popular with tourists and local expatriates alike. The business is located in a three storey shop house, with total floor space of 288 square metres, and seating for approximately 70 customers in total in the air-conditioned ground and first floors, and the outdoor terrace. There is a large, clean and modern fully fitted kitchen on the top floor, and monthly rent is 60,000 baht with a very long lease that does not expire until 2027 (rent cannot be increased for the first six years). There are 10 full time employees, and the monthly payroll is 50,000 baht.
