BKK11581YS - A joint partner is sought for a prestigious Resort Project on Koh Chang, in the east of Thailand. The investor will gain 60% of the shares for 200,000,000 baht and will become the controlling partner. In depth plans and feasibility studies have been undertaken and the location is truly stunning, with crystal clear waters, white sandy beaches and picture postcard views. There are three large plots of land with Nor Sor Sam Gor titles that will be utilised. The first plot measures 55 rai (88,000 square metres), has 400 metres of beach frontage, 200 metres of stone beach frontage and is valued at 250,000,000 baht. The second plot has 71 rai (113,600 square metres) and has a waterfall and a canal; this land has been valued at 142,000,000 baht (2,000,000 baht per rai). The third plot of land measures 41 rai (65,600 square metres) and is valued at 650,000 baht per rai, or 26,650,000 baht in total. Therefore the total value of the 167 rai of land is 418,650,000 baht. The project has a contract in place with a leading five star hotel chain who will manage the project once it has been completed. The plan is for 54 units with a total of 191 rooms, and the resort will be upmarket with the aim of drawing top end, high purchasing power clientele. To this end the rooms will be the ultimate in chic, and we have detailed plans, projections and artist impressions to show to interested parties. The Thai Government is eager to promote Koh Chang as a luxury island resort development, and this project will be completely compatible with that mindset. The plan is enormous, and the current owner feels that it is too large to take on as a solo development, which is why he is seeking a partner. | ||||
