BKK11502FS - The owner of this small 10 year old Koh Samui Beach Resort took over the property two years ago, but his wife has struggled to settle on the island, and consequently they are offering up the business to new investment as they have chosen to relocate. The couple completely renovated the beachfront resort almost as soon as they took over, and consequently the business is as new, but with a solid customer base; occupancy over the last 12 months has varied between 75% and 80%. Accommodation comes in the shape of fan cooled rooms and a number of bungalows that feature either fan cooling or air-conditioning (the resort offers eight rooms in total), and there is also owner accommodation on site, featuring two air-conditioned bedrooms and a living room. There is also a bar/restaurant that can cater to 30 customers, and this venue is popular due to both the tasty fare on offer and also the renowned live music performances that have island dwellers and tourists alike flocking. The owner will only discuss financial details with interested parties, after the signing of a confidentiality agreement, but with good occupancy rates and guest residence rates that vary from between 400 baht per night and 1,800 baht per night, depending on choice of room and season, potential investors can get an idea for themselves. Monthly rent is 60,000 baht and the current lease does not expire until 2017. There is even plenty of room here to open a spa or shop as the resort sits on 1.5 rai (2,400 square metres) of land. There are six full time staff members, and they receive a total monthly payroll of 30,000 baht.
