BKK11422G - An opportunity has arisen to acquire the only empty factory area land left in Bangkok. The previous owner died recently, and his son cannot complete the plan for the Model City that was previously envisaged, due to the bank declaring him “non expert” and consequently enforcing an NPL (non performing loan). This precludes him from dealing with the 500 or so interested investors who are eager to establish factories. The BOI (Board of Investment) Zone One land measures 192 rai (approximately 75 acres) and was recently valued at 700,000,000 baht by a leading Thai bank. There are 112 small factories already built here; 50 have already been sold prior to the owner’s demise, and the remaining 62 are being rented out for 800,000 baht per month. There is enough room for another 448 factories to be built, and these would fetch 5,000,000 baht each. The area is designated as a “Purple Area” (for factory use) and is the only industrial estate in the city that has not been sold out. It is 55 kilometres from the city centre, 15 kilometres from the new International airport, and close to a container terminal. The freehold land is complete with numerous Chanote land title deeds, and was previously destined to become an easily expandable Model City, with housing for the factory workers, a hotel, condominiums, shopping centres and entertainment venues. Each factory measures 216 square metres, and there is an access road already in place. The owner is hamstrung due to the NPL, and must repay 300,000,000 baht to the bank. He has set an asking price of 975,000,000 baht which is 275,000,000 baht more than the land value; with each factory bringing in 5,000,000 baht however, the new owner will raise a further 310,000,000 baht from sales of the existing factories alone. With room for a further 448 factories to be built, the new owner could then be making serious profits. And with around 30,000 employees on site, the Model City infrastructure could then be developed to cater to them. Investors are queuing up to buy, and the owner will pass on contacts of all interested parties to the new owner. | ||||
