BKK11397G - This large tract of land is located in the beautiful southern province of Krabi, and measures 4,600 square metres, with 49 metres of pure beachfront at Nopparat Thara Beach, which is two kilometres long. At present the land is divided into three plots, with Nor Sor Sam Gor titles, but there is a zoning plan, approved by the Land Department, to turn the land into a single plot, with a Chanote freehold land title. The owner acquired the land two years ago, and is planning to develop a beautiful resort; he needs an investor to help him realise these dreams however, as he cannot secure a bank loan, as the company is not trading yet. He is willing to pay 15% per annum interest, plus a 3% service fee, with monthly repayments, and is willing to put the land up as collateral, with the land then going to a public auction if no payments were forthcoming for three months (he is that confident that he can make good money from his project). The proceeds from the sale would go to the mortgage holder; if you were to make the loan on this project, you would have the first mortgage registered on the land title deed with the Land Department, and the land could not then be sold without your approval. He is open to negative covenants on the project forming paperwork which will help to protect the lender in ways such as: no additional capital expenditure, no change of business, no disposal of material assets and shareholder restriction etc. An investment amount between 10,000,000 baht and 15,000,000 baht is sought, with the aim of building six units in three luxury villas, which would then be sold for what the owner believes would be fantastic profits. The land was purchased for 18,000,000 baht, and is now conservatively valued at 25,000,000 baht; it runs back from the pristine white sands for 100 metres, where it comes to an access road. There are breathtaking views across the bay to numerous islands, including Koh Phi Phi, and the location is only 15 minutes from Krabi town centre, and 20 minutes from the airport. The water is crystal clear, and Chicken Island, a great diving and snorkelling spot, is only five minutes boat ride away. If you are looking for an absentee business with limited risk for an 18% return per annum, then this may be the opportunity of a lifetime. | ||||
