BKK11292G - The building of Bangkok’s brand new International Airport, in Samutprakarn, has precipitated the development of this large Housing Project. The ongoing venture involves two phases, with 584 homes being provided on a total land area of 206,924 square metres. Phase One is now finished, with all buildings constructed, and 50 % of these houses have been sold already (177 homes sold in total) with families living on site and enjoying the good life. The project sits just seven kilometres from the airport entrance, but residents will be able to reach inner Bangkok in 30 minutes, due to the proximity of motorways, ring roads and a railway. It is envisaged that 50,000 people will be working at the airport, hence the demand for housing. Consequently the infrastructure for Phase Two is now under construction, and the owners aim to satisfy this growing demand in time for the opening of the airport. The owners of the project are looking to secure a joint partnership, with an investor gaining 50% of the company for an investment of 500,000,000 baht. The land alone has an appraised value of 677,000,000 baht, and the money is needed to consolidate loans secured back in 1997 (before the financial crisis), and to get working capital to complete the homes and meet the huge demand that the company are receiving on a daily basis. They have already received a loan approval for over 500,000,000 baht for the purposes mentioned above, but the company was not satisfied with the structure of the loan, and would like to pursue joint partnership instead. The airport will handle 30,000,000 passengers each year, and Thai Airways is eager to relocate their staff to this project (the only one in the vicinity). Staff members themselves are making numerous enquiries about buying a home here, and their Credit Union has given reassurances that they will assist the staff with financing. The company has never defaulted on any interest payments or capital payments, and have a good reputation; simply put they need a cash injection to satisfy demand for their development so that they can reach their projected final profit of 370,000,000 baht. | ||||
