If you have it in your mind to develop a big project, you will of course know how difficult it is to obtain a large area of land in the right location. One location well worth considering is the area around Pattaya’s beautiful Mabprachan Dam region, which is the major source of the city’s water supply, and starting to become a venue for many water-sports events. A client has approached us to list for sale, a giant land allotment encompassing 46 Rai, which is equivalent to a quiet sizeable 18,400 square metres of real estate. Land in this rapidly growing new region has many potential uses: - (a) An up-market housing development for people who like a little space around their place of residence. (b) Commercial or industrial estates are another option, where large companies can set up a base for their company operations. (c) Sporting or entertainment centres, which require their location outside densely populated areas. We have it on good authority and from our own research, that the area surrounding the Mabprachan Dam is set to see the construction of some very big luxury housing estates, which we would expect to commence sometime this year. This will no doubt cause land prices to rise quite well, which will be a big plus for investors who have been smart enough to purchase land or any other form of real estate in this region. There is no doubt that this region is ready to boom as an up-market residential area, and owning land here is more profit effective than having money in the bank. This is where the real growth and profits lie around the greater Pattaya region, and this has given rise to a new term of labeling real estate investors as “land bankers,†with many having actually doubled their money over the period of a few years. Land that they purchased for 500,000 Baht per Rai has readily sold, some years later for at least 1-million baht per Rai, and the asking price for the above mentioned land is around 1.3 million baht per Rai. This puts it in a “ball park†figure with other land in the area, and at an all-up price of 60 million baht, this is not for the “faint hearted, but for serious investors with experience and vision to see where there is real money to be made.
