| Profitable Life-Style Restaurant in Haad Rin, Koh Phangan Listing No. 66-0412 Prime, main road location in Haad Rin, Koh Phangan, only a short walk from ‘the pier’ (but everything is only a short walk in Haad Rin, the home of the ‘full moon parties’). This relaxing restaurant with bar is approximately 230m2. It has table seating for 38, sofa and raised floor seating for another 20 or so patrons. There are 3 large TVs and 2 large screen projection TVs with screens, and a small store room near the kitchen. Ceiling, wall and pedestal fans are throughout, and fire extinguishers are fitted. The bar is currently only stocked with beer and soft drinks, but could be ramped up to take advantage of the heavier drinkers who visit Koh Phangan regularly and in great numbers. There are toilets at the rear of the restaurant, and an upstairs area of around 40m2 which is currently not being used, but could be used for additional seating or staff/owner accommodation (some renovation would be required). The food fare is ‘English’ and ‘Thai’, but could be adapted to most cuisines. Currently trades for breakfast, lunch and dinner and closes (typically) around 2am. The kitchen (about 30m2) is well appointed with 1 double glass-fronted fridges, 1 double chest freezer, 2 microwave ovens, a large pizza oven, 1 double deep-fat fryer, 6 gas burners, toaster oven, 1 industrial rice cooker and all of the cooking equipment and restaurant cutlery and crockery. There is a scullery area behind the kitchen, and a food storeroom. Current sales are around 4 million baht a year. The restaurant is currently staffed with 5 staff and the monthly salaries bill is 30,000 baht. Electricity costs are minimal at about 7,000 baht a month, and water is drawn from a well and is free. Rent is 24,000 baht a month. There is a small section of the restaurant at the front which is sub-leased to a coffee vendor, and this provides income of 8,000 baht a month, effectively reducing the restaurant rental commitment to only 16,000 baht. Purchase terms are 20% deposit and settlement within 30 days (or as negotiated with the owner). Asking price is 1.2 million baht (negotiable). The lease tenure is 10 years with a renewal option.
