| BKK11433YS - This Swallow Nest Condominium has been purposely built in Samut Sakhon Province, about 30 kilometres southwest of Bangkok. The owner decided to make the most of a recent and highly profitable trend within the Kingdom, whereby buildings are erected or renovated to provide attractive breeding areas for swallow-like birds, known as swiftlets, which build very profitable nests. Ethnic Chinese around the world have a seemingly insatiable appetite for the delicate nests, which are used in bird's nest soup and tonic and are believed to improve digestion, cure dysentery and rejuvenate the elderly. The annual export trade is estimated at US$500,000,000, and a pound of the nests can fetch about US$1,000 (40,000 baht) in this part of Thailand. Spun from the glutinous saliva of birds that feed on flies, mosquitoes and other insects, the nests are often served in restaurants with chicken broth or ginseng. This four storey building is already starting to attract resident wildlife, and is offered as a freehold sale, along with 60 square metres of land that has a Chanote land title deed. At present, market demands are exceeding supply, and the new owner can reap the benefits in the long term with this acquisition. From the current owner’s experience, a project such as this is highly likely to realise income of around 1,800,000 baht per annum after a couple of years (the nests cannot be removed during the first year), rising to 6,000,000 baht after five years, and up to 12,000,000 baht in annual receipts after around seven years, when the building has attracted the maximum amount of birdlife possible. The secret to success is obviously attracting the birds in the first place, and the owner has obtained very expensive software from overseas, which replicates the mating sound of the birds; this is included in the sale and has already reaped rewards, with 30 birds already resident.
