BKK1554G - This three star Hotel with Bar and Restaurant has a nice location in a quiet Pattaya soi, close to the action and the beach, but far enough away to provide a calm haven. The hotel is finished in classical style, with Roman columns augmented by cane furniture, tiled floors and local vegetation. There is a spacious swimming pool, ample parking and a coffee shop; the 100 or so rooms are all air-conditioned with modern conveniences. Room rates vary from 250 baht per day to 900 baht per day, depending on the room and season, and there is high repeat trade from European clientele. Many people stay on long term contracts so they are not affected, like most hotels, by slow periods. The owner is relocating to another province, and wishes to offer the business to an investor as a lease proposition for nine years, with the total lease payment of 30 million baht payable upfront. Currently revenues of $300,000 per annum are yielding profits of $150,000 (6 million baht) yearly. Over nine years this would equate to a sum of 54 million baht, or pure profit of 24 million baht.
